As a seller, here are the top four misconceptions you shouldn’t believe about selling in a seller’s market:
1. Your house doesn’t have to be show-ready. This is far from the case. It’s very important to prep your home properly. My team and I have a checklist we’d be happy to share with you that details what you must do to get your home show-ready. Little fixups can be the difference between earning an extra $20,000 to $40,000 in net proceeds.
2. You have to find your next home before listing your current one. Even if you do find the perfect property, you won’t be able to pull the trigger in most cases if you haven’t sold your current home first. Sellers have time on their side right now. They can negotiate unique terms such as a leaseback or extended closing. It’s important to take advantage of where the market is. You can always find another opportunity, and when you have cash in hand, you can pull the trigger quickly.

3. You can price your home at any value. If you overprice your home, buyers will be very much aware of that. In an active market like ours with little inventory, not selling quickly can harm your home sale. You’re better off being on the side of the market that lets you know you’ve priced your home correctly with a multiple-offer scenario. More than likely, this will help you maximize your price point. Pricing too high will only result in having to come back down in price to relist the property.
